In May 2010, the MTA announced it had signed a contract with a joint venture of Related Companies and Oxford Properties Group; MTA will lease the air rights over the railyard to the joint venture for 99 years, so that it can build a deck over part of the railyard.

 which comprises both the Western and Eastern portions of the rail yard. Real Estate professionals and the media have referred to the Related Companies project as "Hudson Yards." The Hudson Yards Redevelopment Project is a zoning action by the NYC Department of City Planning and comprises approximately 60 blocks from 28th to 43rd Streets. The Related Project is a small part of the larger Hudson Yards and was not part of the original 2005 rezoning.

The first building to be built will be a 997 foot tall office building in the southeast corner of the site anchored by Coach.
