Maryland Route 212 guides Riggs Road out of Washington, D.C.

 along a four-lane divided arterial street, upgraded from the four-lane undivided street it is inside the capital district. MD 212 continues north, widening to six lanes as it passes through Chillum

, with several homes and businesses directly accessing the route. After crossing Sligo Creek, the route intersects MD 410 (East–West Highway). After passing under a transmission line, the route intersects MD 193 (University Boulevard) and narrows to a two-lane street. Exiting the much denser suburban area only momentarily, the route bridges the Northwest Branch and the Northwest Branch Trail, and eventually the route passes through Adelphi

. After passing over the Capital Beltway, the route intersects Powder Mill Road as it passes close to the Montgomery County
